During listing creation or the seller intake phase, you enter the property address. The system normalizes the address format and prepares it for enrichment queries against government and public data sources.

Click enrich on the listing detail page

The enrichment panel on the listing detail page shows four data sources with their current status — not enriched, enriched, or needs refresh. Click the enrich button for any individual source, or run all four at once. API-connected sources return data in seconds.

Review and confirm enriched data

Enriched data appears in structured panels — geocoder results show coordinates and address components, parcel data shows PIDs and legal descriptions, LTSA shows title details, and assessment shows current values. Each data point is stored as structured JSONB on the listing record for use across the platform.

Enriched data flows into forms and workflow

Once enriched, the property data is available everywhere it is needed. Legal descriptions populate contract forms automatically. Assessment values inform the CMA phase. Geocoder coordinates enable map views. The enrichment status is tracked on the workflow stepper so you know which data sources have been pulled before advancing to pricing and form generation phases.

Title information reflects the state of the title register at the time of your search. Each enrichment record includes a timestamp showing when the data was last pulled, and you can re-enrich at any time to refresh stale data.
