Creating Your First Listing

Add a property listing and walk through the 8-phase workflow from intake to MLS submission.

Go to Listings > New Listing. You'll need the property address, seller contact, and lockbox code at minimum.

Required fields:Property address (auto-completes from BC address database)Seller (select from your contacts or create new)Lockbox code (for showing confirmations)

Optional but recommended:Property type (Residential, Condo, Townhouse, Land, Commercial)MLS number (if already listed)List priceShowing window (preferred hours for showings)

The 8-Phase Workflow: After creating a listing, it enters the 8-phase workflow:

1. Seller Intake — Collect FINTRAC identity, commissions, showing instructions2. Data Enrichment — Auto-pull from BC Geocoder, ParcelMap, and Assessment3. CMA Analysis — Comparable market analysis4. Pricing & Review — Confirm list price and marketing tier5. Form Generation — Auto-fill all 12 BCREA contract forms6. E-Signature — Track DocuSign envelope status7. MLS Preparation — Generate AI remarks and manage photos8. MLS Submission — Final review and submit

Each phase has clear completion criteria and audit logging. You can advance phases sequentially — never skip a step.
