All 12 BCREA Forms Explained

What each of the 12 standard BCREA contract forms is for and when you need it.

1. DORTS — Disclosure of Representation in Trading Services Required on every transaction. Discloses your role (buyer's agent, seller's agent, or dual agent) to all parties.

2. MLC — Multiple Listing Contract The listing agreement between you and the seller. Specifies list price, commission, marketing authorization, and listing duration.

3. PDS — Property Disclosure Statement Seller completes this to disclose known defects, renovations, insurance claims, and property history. You review for accuracy.

4. FINTRAC — Financial Transaction Report Anti-money laundering requirement. Records the identity of all parties and the source of funds. Required on every transaction.

5. PRIVACY — Privacy Notice and Consent Informs clients how their personal information will be used and obtains consent per PIPEDA.

6. C3 — Contract of Purchase and Sale The main purchase agreement. Includes price, subjects, completion date, adjustment date, and all terms of the deal.

7. DRUP — Dual/Limited Dual Representation Understanding Required when you represent both buyer and seller. Documents informed consent from both parties.

8. MLS_INPUT — MLS Data Input Form The data sheet submitted to your MLS board. Includes property details, features, measurements, and listing terms.

9. MKTAUTH — Marketing Authorization Authorizes specific marketing activities: MLS listing, signage, open houses, online advertising, and social media.

10. AGENCY — Agency Disclosure Explains the different types of agency relationships and which one applies to this transaction.

11. C3CONF — Confirmation of Cooperation Confirms the commission split agreement between listing and buyer's brokerages.

12. FAIRHSG — Fair Housing Disclosure Confirms compliance with BC Human Rights Code provisions against discrimination in housing transactions.
